CLOSING ON THE SALE OF YOUR HOME
An in-depth look at the days leading up to closing
1. Pack it up and get moving
You should be moved out of the property before you sign on the dotted line. The buyers will have done their final walk through to ensure it's in the condition they require the day before closing. You cannot sign at closing then go back to move. Plan accordingly. Unless otherwise negotiated, be sure to leave your window treatments and curtains behind. They are included with the home sale. Do not removed grandma's chandelier from the dining room unless you excluded it from the sale.
2. 3 days before closing
You should be reviewing the settlement statement with your agent to be sure all charges are accurate. There are errors on closing statements often so be sure to comb through it and understand the charges and credits. Only experienced agents will know how to do this with you, we are one of them.
3. If you are simultaneously closing on your new home, timing is everything.
4. Keys and important info for your home
Be a thoughtful seller and try and label switches, electrical panels, extra keys, pool keys, storage keys and other quirky things the new homeowner will need to know. Alarm panel info, cable, utilities contact info, recycle and garbage day. Otherwise you might get calls after closing from the buyers agent begging for information! Your experienced Rockstar Realty agent will guide you through a successful and smooth closing.
5. Wiring your funds
Give the closing agent wiring instructions or expect a check if you have proceeds coming your way. You will get a 10-99 at the end of the year from them so be sure to provide them with your new address.
